About Professional Maintenance Systems

Professional Maintenance Systems was founded in 1982 in the heart of downtown San Diego. Today over 1,000 direct employees service over 40 million square feet of facilities throughout San Diego, Riverside, Orange, and Los Angeles Counties.

We have one of the largest Management teams in the region supported by a communication system that guarantees response within the hour and resolution that same day. As a CIMS certified company, we incorporate industry best practices for workloading and staffing so that we never promise something we can’t deliver. We develop documented janitorial programs to ensure that cleaning stays on track and periodic tasks are completed as prescribed. Our 15+ floor care crews, overseen by our  floor crew manager, help protect our clients’ important investments in hard flooring and carpet.

Leadership

We actively manage all the buildings we clean. District Managers are trained to take ownership of each location and build a relationship with the client from the beginning. The district manager walks the building with the client before service begins and personally manages the cleaning crews into the future.

Our clients have 24/7 access to PMS management in the case of concerns or emergencies, and our managers contact the client if problems occur. Our clients don’t have to “hope for the best”. When they wake up in the morning with no message from us they know another successful night of cleaning has passed at their buildings.

Employee safety is a crucial element of our Strategic Plan. In a labor-driven industry like ours, safe employees mean lower insurance costs and turnover rates, which translates to more affordable, reliable, high quality service for our clients.

When Karen Berry became CEO in 1996, she implemented a comprehensive job-costing program that streamlined operations and enhanced our focus on safety. These efforts have virtually eliminated work-related injuries and substantially lowered our Experience Modification Rate (EMR) to one of the lowest of any janitorial companies in the state of California.

We work closely with our Risk Manager to maintain the essentials of a successful safety program:

  • Monthly safety meetings
  • Documented Hazard Communication Program
  • Compliance with all OSHA regulations including the maintenance of SDS books and proper labeling of chemical containers
  • Training in:

    • Handling and use of chemicals
